Upload all your necessary documents to Edwix
First, upload all the documents relating to your rental property to Edwix:

Receive notice from the outgoing tenant
Normally, a tenant must present a notice of non-renewal three months before the end of their lease. They may also propose to surrender their lease or sublet their unit. The notice can be filed in Edwix.
Confirm the departure date
Set the tenant’s departure date in writing. This will be the time for them to hand over the keys, and for you to ensure that the apartment is left in good shape and confirm that all payments are up to date.
Change access codes
If building access is via a digital keyboard, it’s wise to change the code when a former tenant leaves.
Unit repairs and upgrades
Do the needed painting and repairs to ensure that the apartment is fully functional for the next tenant. Take the time to check the smoke and carbon monoxide detectors and to make sure that electrical devices are working (lighting, included appliances, etc.).
It’s a good idea to take photos of the empty apartment at this stage, then upload them to Edwix to document the state of the unit. This will be tangible evidence that the apartment was in good shape when you rent it to the next tenant.
Prepare for the new tenant’s arrival
Set the new rent based on market conditions and Régie du logement standards. Publish an ad to find a new tenant. Make sure you have a copy of the residential lease form.
Welcome the new tenant
Give the new tenant a copy of the signed lease, as well as any rules of the building, contact information for emergencies, garbage and recycling collection schedules and digital copies of manuals for any appliances supplied (water heater, washer, etc.).
Inspect the unit and show the tenant how the equipment works. Then give them the keys and the access code if there’s a digital keypad.
